Why I Didn't Wait for the Perfect Time to Buy a Home

After my divorce, I didn't buy my first home because the stars aligned. Rates weren't magical. Life wasn't calm. The timing wasn't perfect.

Years later, I bought a rental property, and I closed on it the same day it was announced that the country was shutting down for the pandemic. I was scared and freaked out, to say the least. Nothing about that moment felt perfect either.

What I focused on instead

Both times, I made my decision based on what I could control:

  • A payment I could manage. Not the most house I could qualify for, but a payment that fit my real life.

  • A plan I understood. I knew what my loan was, what my costs were, and what I'd do if things changed.

  • A long-term play instead of short-term comfort. I wasn't trying to time the market. I was planning to hold.

What happened next

Fast forward, and those decisions turned into equity. (Equity is the part of your home you actually own: the home's value minus what you still owe.) Then more equity. Then cash flow from the rental.

And yes, sometimes it also looks like me spending an hour on a weekend scrubbing grease off a ceiling instead of relaxing. Not glamorous. Not exactly Instagram-worthy. But very worth it.

The part people miss

When people wait for the perfect time, they're usually waiting for everything to line up at once: low rates, low prices, a calm job, a calm life. That moment rarely comes.

Homes don't only build wealth when they're shiny and easy. They do it quietly, over time, while life keeps happening.

Ready vs. informed enough to move

My job isn't to tell you to rush. It's to help you understand when ready is actually just informed enough to move. A few questions that help:

  • Is the monthly payment one you could comfortably make, even in a tight month?

  • Do you have some savings left over after closing for repairs and surprises?

  • Do you expect to stay in the area for a while?

  • Do you understand your loan and what it will cost you over time?

If you can answer yes to most of these, you may be closer than you think. If not, that's okay too. We can build a plan to get you there.

Progress beats perfection. That applies to markets, money, and ceilings that need degreaser.
