Why buyers choose conventional
Low down payment options.
You don't need 20% down. Some programs are designed for first-time buyers.
Mortgage insurance that comes off.
With less than 20% down, you pay monthly mortgage insurance. It can be removed once you build enough equity, and it ends automatically when your balance reaches 78% of the original home value.
Flexible terms.
30-year, 15-year and other fixed terms, so you can choose a lower payment or a faster payoff.
Works for many property types.
Primary homes, second homes and rentals.
How I help
Conventional pricing varies a lot from lender to lender. As a broker, I compare many lenders and loan options side by side, then go over the trade-offs with you, like a lower rate versus lower closing costs.
Common questions
What credit score do I need for a conventional loan?
There isn't one magic number. Lenders look at your whole file, including income, debts, savings and credit history. If your credit needs work, I'll give you a clear plan.
When does mortgage insurance go away?
You can ask to remove it once your balance reaches 80% of the original home value. It ends automatically at 78%. A new appraisal showing your home has gained value can sometimes get you there sooner.
Can I use a conventional loan with down payment assistance?
Yes. Utah Housing programs can be paired with a conventional loan for buyers who qualify.
